Where to Begin Searching for Property in San Diego?
Regardless of where one is looking for a home, vacation property, investment
property or commercial space, the qualities of the agent or the attributes of
his/her personality will affect the end deal. Choosing a real estate agent is a
big decision and one that should not be taken lightly. The more expensive the
property or the more detailed the purchase, the more important it will be to
hire a real estate agent that knows what he/she is doing.
Moreover, finding a real estate agent if you do not presently live in the San
Diego area will be more difficult than if you were local. Long distance buyers
will need to search the internet, send emails, make telephone calls and ask for
references to weed out agents that are not compatible with their needs. Although
it might be more difficult, it is still possible to find a good real estate
agent whether you are local or long distance.
Several key points are most important when looking for a San Diego real estate
agent.
1. Find an agent who is local to the area. Asking an agent in another city, state or country to track down listings in San Diego will undoubtedly prove futile. The agent will be dependent on the opinions of the local agent selling the property, as well as information gleaned from bias sources. Your agent will not know whether the asking price is a good deal, whether the property really meets your needs and whether or not the property is in good condition. Your agent will not know about the neighborhood in which the property resides, any city ordinances that might interfere with your future plans and he/she will be working off the same photos that you see so he really does not know anymore than you.
2. Do not use the San Diego agent who is selling the property. The agent working for the seller cannot be impartial. His/her commission depends on what price is negotiated. And if purchasing long distance with your own local agent, your agent will be playing into the local agent's hands. Your agent will not have enough information to work on your behalf. Of course, if you are wealthy enough to fly your agent into the location, then you will be in a better position to negotiate.
3. Your agent must understand your requirements. If you have small children and do not want a pool, then there is no need to look at homes with pools. If you must live close to a particular area, then the homes you preview must be within the right proximity. The agent needs to get down to the task at hand. Finding you a San Diego property that meets your needs.
4. The agent with whom you contract to find your San Diego property must be experienced in the area you seek. For example, if you are looking for a new headquarters for your business, an agent selling homes will not be able to help effectively with commercial property. If you are looking for a million dollar home, an agent selling $100,000 homes is probably not going to be a help you. That does not mean that the agent is not capable, it just means that he does not know the neighborhoods in which you seek. Nor does he know that particular housing market.
5. Check the obvious such as references, valid licenses and whether the agent is organized and motivated.
